Office take-up outside Bucharest increases by 60 pct in 2014, says Esop

The local office market outside Bucharest saw a third consecutive year of growth in 2014, according to data from real estate services firm Esop.

Attractive offices in Bucharest: Top buildings in 2014

In 2014, in Bucharest, three quarters if the companies rented offices in north: 59 pct. of the transacted spaces are in the central-northern zone and 17 pct. are in the northern area, according to a study made by Esop, based on the centralized data on the forum of the large real estate consultants.

Office rentals up 5.57 pct. in Bucharest and up to 61 pct outside Capital city

The office space traded last year in Bucharest and major cities in Romania totalled around 346,000 sqm, up 9.9% year-on-year.

Esop: 70 pct of the office villas in Bucharest are refurbished historical buildings

Esop Consulting’s office rent transactions in villas reached a total volume of 5,246 sq. m, wit 3,707 sq. m being spaces in historical buildings.

The top of the office areas: where it was registered highest activity in the first six months

The relocation transactions volume increased in the first semester with 61 pct., while the renewals decreased with 33 pct.

Rented offices reached 132,000 sq. m in H1, 27 pct. growth compared to 2013

The office area transacted in Bucharest in H1 2014 totalized 132,000 sq. m, with 27 pct. growth compared to the similar period of last year, most of the transactions being completed for existing buildings, respectively 40 pct of the total.

Medium companies rented approx. 35,000 sq m offices in H1

The office spaces rented by the medium sized companies in the first six months of the year totalized approx. 35,000 sq. m, with 10 pct. more compared tom the similar period of last year. The most active companies were those in construction, real estate, personal and professional services, according to Esop.
