The current space is 90% leased, and aSpace is currently expanding by 35% in this building. The new space will provide clients with 10-12 private offices, for teams of two to six people. Its development is estimated to take a maximum of two months, with an investment value of over 50,000 euros.
“We are addressing a clear client profile, resident in Pipera, Voluntari, Tunari and Afumați — active entrepreneurs and business people, with high expectations and accustomed to a certain standard when it comes to office space. In the area, the competition is represented by other office buildings that offer small spaces, limited to basic services: cleaning and, perhaps, internet. We come with a different approach: a complete package. Professional reception, online booking platform, coffee/water/tea, modern common areas, equipped with phonebooths, meeting rooms and, in general, an environment that really stimulates concentration and collaboration. It is a space designed for the real pace of work of our days,” said Bogdan Mariniuc, founder and CEO of aSpace.
The office building is located a quarter of an hour walk from the Pipera metro station. However, for those who work in the building, there are free shuttle buses that run every 10 minutes between the building and the metro. In the northern area, there is a constant demand for small office spaces, but also for open-space areas, frequented by freelancers. This interest is fueled by the intense morning traffic to the city, which leads many residents to choose local solutions, for example, they leave their children at schools in Pipera and prefer to work nearby. For office space providers, this trend represents a strategic opportunity, as they can capture a category of clients who prioritize their time, comfort and proximity to their family, being willing to invest in modern, flexible and well-positioned working solutions.
“We have enjoyed a very good collaboration so far and, through aSpace, we want to serve a broad spectrum of clients, offering them modern and flexible spaces adapted to the current needs of the business environment. The recent expansion of leasable areas comes in response to the growing demand for flexible office solutions, especially from companies seeking a balance between operational efficiency and employee comfort,” said Takis Fyssas, administrator of Global City Pipera.
aSpace recorded a turnover of 7.4 million lei in 2024, up by over 20% compared to 2023. For 2025, the company estimates an increase of over 15%. The number of aSpace clients doubled between 2022 and 2024, reaching over 400 active contracts. The company currently holds a market share of approximately 15% in Bucharest and manages a total available area of 7,000 square meters, and by the end of this year it will reach 9,000 square meters.
