”We will start in the second quarter of this year the construction of the first office building within the new project Equilibrium, which we develop on the land bought from Romanel.  WE are currently working on the completion of the architectural concept”, has declared Aurelia Luca, country manager ofSkanska Property Romania.

 

Equilibrium will include two buildings of 10-11 floors each, to be developed in two phases. The 8,900 sq. m plot where the project will be developed is situated in Fabrica de Glucoză Road and was bought by Skanska last year from the American group Romanel.

 

Skanska also bought last year a 2.1 ha plot on the former industrial platform Pumac, Iuliu Maniu Blvd. For the moment, the Swedish only selected the team for the project in western Bucharest, the construction being scheduled for beginning in the third quarter of this year.

 

Aurelia Luca also says that the type of tenants in northern Bucharest is different from that of the western part of the city, therefore the projects and rents will be adjusted according to those profiles. IF in northern Bucharest spaces are being rented for headquarters and the companies choosing this area wish a higher visibility, the western area is preferred by companies needing larger open-space areas, such as telecom companies or shared services.

 

Moreover, the Swedish are in negotiations for the sale of the third building within Green Court complex, with an area of nearly 14,000 sq. m. Aurelia Luca says that the possibility that Globalworth, the company controlled by Ioannis Papalekas, to buy this building too is not excluded, as it has already bought the first two.

 

Last summer, the A building within Green Court, with an area of 19,500 sq. m, was bought by the businessman Ioannis Papalekas for EUR 44 million. Few months later, Papalekas also bought the second building in the complex, with a rentable area of 18,600 sq. m, for EUR 47 million. (Source: profit.ro)
