The project, which integrates the current Iulius Mall Timisoara, will include office, retail, park and entertainment functions and is being developed by IULIUS and Atterbury Europe.

The first development phase to be inaugurated in T4 / 2018 will include 100,000 sqm of Class A offices, an additional area of 47,000 sqm of retail space over the existing mall, a 55,000 m² park, an underground passage for car traffic and over 1,500 new parking spaces.

At the completion of the first phase, the office component will include an area of 50,000 sqm in operation (in UBC 1, UBC 2 and UBC 3) and another 50,000 sqm under construction (in the UBC building 0).
So far, 18,000 sqm have been completed (in UBC 2 building), another 13,000 sq m will be delivered in December (in the UBC 1 building), and 19,000 sq m are under construction and will be completed next year (in the UBC Building 3 ).

UBC 0, with an area of 50,000 sq m leasable, will be the tallest building in Romania (27 floors and 155 m tall). In addition to office space, UBC 0 will include shops, restaurants and conference rooms. The works will begin in the beginning of 2018, and at the moment of the first stage of development the building will be in the building stage.
The second phase of the Openville Timisoara project will involve the development of approximately 85,000 square meters of office space (in four other buildings) and 25,000 square meters of retail space, depending on market requirements.
