Bucharest, August 2025 – The company owning the CSDA Siriului office building, located in the Aviatiei area of Bucharest, has been sold to Bucur SA. The transaction was brokered by Esop Consulting, through Adrian Călinescu.
Built in 2013 by Primavera Development with European financial support and acquired in 2017 by the Bălășescu family – known for founding the courier company Urgent Curier – the CSDA Siriului building is considered a landmark on the local office market.
Building details
The property has a built area of 5,000 sqm and a rentable area of 3,600 sqm, being located on Siriului Street, just steps away from Aurel Vlaicu metro station. The building provides 46 parking spaces, has an energy efficiency certification, and offers modern office spaces across six floors, with facilities adapted to tenants’ current needs.
At present, the building hosts tenants from various industries, and its location in an area with recent residential and commercial developments enhances its long-term attractiveness.
Bucharest office market context
According to data compiled by Esop Consulting, in the first six months of 2025 approximately 104,350 sqm of modern office space was leased in Bucharest. Of this total, 53% were (pre)lease and expansion transactions, while 47% represented lease renewals and contract renegotiations.
In the same period, no new office buildings were delivered to the market. This factor increases the focus on existing assets with competitive locations and technical specifications.
