Second place, with a total of 16% of the market, is occupied by Finance, Banking and Insurance field.
38% of the office spaces currently in development in Bucharest and planned to be delivered in 2018 are already pre-leased, with transaction signed last year, according to a study made by ESOP l Corfac Internațional.
The first two months of 2018 are also following the pattern: the IT & C field dominates the request for office space in Bucharest.
"Earlier this year, most companies looking for a new office came from the IT & C sector. 89% of the total office space area ESOP has brokered in the first two months, where new employees will be moved, was reserved by IT & C companies. Among the office buildings chosen by ESOP customers are Campus 6 and Timpuri Noi Square, state-of-the-art projects with many facilities for employees.
We estimate that this trend will be kept, so three out of five companies looking for new headquarters in the next six months will be from the same IT & C, R & D, BPO, shared services, call-center or financial-banking field in Bucharest and in the main university centers in the country", says Alexandru Petrescu, Managing Partner at ESOP Consulting l CORFAC International.

In 2017, the share of lease agreements, pre-leasing and extensions of new office space in the total market increased at 74% from 71% in 2016, amounting to more than 228,000 sqm of the total of approx. 308,000 sqm traded.

Concenring the geographical areas of interest, most new office contracts (rental, pre-lease and extension) were recorded in the north-central area, with a total of 135,168 square meters, followed by the center-west area with a total of 49,361 sqm and the center-south area with 23,373 sqm.
This top has largely tracked the top of the areas where most of the deliveries of new, modern class A and B office space in 2017 took place.
In 2018, the center-west area will have a larger share in total leased area as 56% of the projects completed in 2018 are situated in this perimeter. (source: ESOP)
