The co-funding condition for the developers was that part of the office space to be designed as a business incubator, being leased only to small and medium companies, including start-ups. The facilities for the companies include reception, security, IT, copy centre, fully equipped conference and meeting rooms. Though seven office projects were approved in Bucharest in 2011-2012, with areas from 1,800 to 15,000 sqm, according to Esop Consulting study, only five projects are still implementing the program. This year will bring the completion of the first three projects, but lease agreement signature already started last year. The five office projects are: CSDA Siriului in Aviației area, West Gate Militari (with 5,000 sqm dedicated to small and medium companies), the office project in Unirii - Calea Calarasilor area (with 2,350 sqm) and other two office buildings in Mihai Bravu and Floreasca area.
