In Bucharest, the total industrial area rented in 3Q is 11,600 sq. m, while countrywide in the first nine months of 2013 the industrial rental activity reached a record level of approx. 175,000 sq. m, almost 2.5 times bigger compared to the same period of last year.

Most significant transactions were registered in Bucharest, with 54% of the rented area, followed by Timișoara (15%) and Iași (7%).

Only one important industrial unit was completed in Romania in 3Q 2013, the warehouse developed and occupied by H. Essers on A1 highway, with 33,000 sq. m, officially opened in Septeber 2013.

Jones Lang LaSalle reported the completion of the construction works in 2Q 2013 of the production unit owned and operated by Lufkin Industries Oil Field Division in Ploiești West Park, with an area of 35,000 sq. m, as well as a greenfield development of approx. 27,000 sq. m, owned by the American company Plexus, within Eurobusiness Industrial Park din Oradea, in North-Western Romania.

The prime rents of the industrial spaces ranges between EUR 3.8 and EUR 4 /sq. m / month. The rents for light industry premises are EUR 3.5-4.25/sq. m /month. For the large spaces, of more than 20,000 sq. m, the rents are smaller, between EUR 3.5 and EUR 3.75 /sq. m / month.

 

"The volume of the financial incentives continued to grow, considering that in the first three quarters of 2013 we assisted the signing of important lease renewals, representing almost 40% of the total industrial transactions countrywide. Romania is gaining significance in manufacturing industry, mainly by attracting important investments in production units of auto parts, but also in the renewable energy field”, the research shows.
