AFI Park 1, part of the complex AFI Park 1-5, announces the renewal of the lease agreement with Microchip Technology and the extension of the rented office space with 1,200 sqm. Currently, AFI Park buildings 1-5 have an occupancy rate of 100%.
Two weeks before being delivered, AFI Park 4&5 reached a 50 percent occupancy rate, real estate developer AFI Europe Romania announced. This means that 16,000 sqm have been pre-leased of the total surface of the towers.
Israeli group AFI Europe, controlled by the businessman Lev Leviev, is analysing the selling of the office buildings developed near AFI Palace Cotroceni mall in Bucharest, but is expecting the institutional investors entry on the local market, which are able to pay higher prices compared to current opportunistic funds active in Romania.
Real estate developer AFI Europe, controlled by the Israeli billionaire Lev Leviev, started few weeks ago the works at the buildings four and five of the office project AFI Park, built in the vicinity of the commercial centre AFI Palace Cotroceni in Bucharest, buildings involving an investment f approx. EUR 50 million, according to ZF estimations.
Transactions involving office spaces in Romania’s capital city Bucharest exceeded 300,000 square meters in 2013, the highest volume reported in the last six years, with one third of the transactions closed by IT&C companies.
AFI Europe has signed the largest and most significant lease contract of this year in Romania. The entire AFI Park 2 office building, which is currently under construction, was leased to the leading IT company Electronic Arts. AFI Park 2, with built up area of 20,000 sqm and a gross leasable area of 12,200 sqm, is the second out of 5 office buildings of the AFI Park office development situated next to the prestigious AFI Palace Cotroceni shopping mall.
AFI Europe started the construction of the third building in Bucharest AFI Park complex, scheduled for delivery in November next year, accelerating the development as more and more international companies are aiming Romania for relocation of their It departments, according to David Hay, company’s head in Romania.
