The construction works for the second phase have begun last year and they are progressing according to the schedule, so that the planned time frame of delivery, Q4 2026, will be respected. Phase two of the project is composed by two A class buildings, with 8 and 15 floors, which benefit from additional 690 underground parking spaces and a wide range of retail spaces. Also, phase two will host the largest food hall in an office building in Romania, with an area of nearly 6,000 m².

The second phase of the Timpuri Noi Square project is an absolute premiere, being the only office project of this scale to completely eliminate the use of fossil fuels, designed and set to be executed according to the latest nZEB and LEED standards. Renewable sources will be used for heating the buildings, such as 1,700 square meters of photovoltaic panels and 2 heat pump systems, some of which are air-to-water systems to be installed on terraces, and others are ground-source systems that will utilize 200 geothermal wells. Therefore, the utilization of gases was entirely removed.
The structural works of the second phase of the Timpuri Noi Square project are managed out by Vastint Romania's partners, DESA ENGINEERING CONSTRUCTION, while the supervision and management of the construction site, along with compliance with Health and Safety regulations, is ensured by the experts at Bureau Veritas.
Another premiere that phase two of Timpuri Noi Square brings is New Tales, a contemporary food hall concept and a first for the local market. Spanning nearly 6,000 m² across two levels, the space will feature a generous common area alongside a curated mix of commercial units. On the ground floor, visitors will find specialty coffee shops, a cocktail bar with an integrated stage for live concerts and events, a bakery, dedicated cold and hot food stations, and a Deli Market. The first floor will host à la carte restaurants such as tapas-style eateries, a Garden Bar with a spacious terrace, and a selection of other international dining cuisines – all designed to offer a vibrant and diverse culinary experience.

The retail area in phase two has been thoughtfully designed to complement and expand the existing mix of services and amenities already available in phase one of the Timpuri Noi Square project.
With a focus on convenience and lifestyle, the new offering will enhance the project's overall functionality by building on an already established ecosystem that includes a fitness center, a beauty clinic, a bank, a pastry, a convenience store, a restaurant and a food market.
Furthermore, by the end of this year, phase one will expand with the launch of a fully equipped, conference center with a surface of 400 m² inside and an exclusive terrace of 300 m², adding even more versatility to the range of services available on site.

-Building TN04 consists of 2 Basement levels + Ground Floor + Mezzanine + 15 Upper Floors + Technical Floor and also includes the Food Hall area, which spans the Ground Floor, Mezzanine, and Technical Floor. The building has an estimated total leasable area of 27,400 sqm, with approximately 1,900 sqm per standard floor.
-Building TN05 is composed of 2 Basement levels + Ground Floor + 8 Upper Floors + Technical Floor. It offers an estimated total leasable area of 28,400 sqm, with an estimated floor plate of 3,200 sqm per level.
Current Construction Status:
-The structural works are 75% complete.
-So far, only the reinforced concrete structure has been finalized. The next phase includes the mobilization of contractors for MEP systems and façade works.
