The first three quarters of 2019 were better on all market segments, both in terms of renting new premises, as well as the regarding the extension of old leases and renegotiations.

"The office market is still on an upward trend, it is a period of development and expansion for both multinational and local companies. The companies were especially attracted by the pre-renting of spaces in the new projects, the segment of the pre-rentings registering an increase with 40% in the first quarters of this year, compared to the same period of the previous year: to 96,000 in 2019 as compared to 68,000 sqm the previous year”, says Alexandru Petrescu, Managing Partner at ESOP Consulting l CORFAC International.

 
In the third quarter of 2019, offices with a total area of 90,810 square meters were traded, the average rented area being of 1,196 square meters.

The largest office spaces were rented in the Iride Park, AFI Park, Dacia Office,  Orhideea Towers and Timpuri Noi Square projects.

 
In Cluj Napoca, the largest leasing transactions concerned office spaces in the Record Park and CBC projects, and in Timișoara in the Iulius Tower project.

"The area of offices that could be delivered in 2019 in Bucharest will exceed 350,000 sqm and in 2020 there is a similar area in the pipeline. That is why we consider that the trading activity will keep its dynamism in the next period, the rate of pre-leasing being a sustained one, there are varied options for the companies that want more comfort and facilities to the employees”, estimates Alexandru Petrescu from ESOP Consulting.
