Panel 1 – Romania 2035: the future of residential development in major cities and emerging regions
Moderated by Gabriel Biriș, Co-Managing Partner at BirișGoran, the discussion highlighted an optimistic outlook for the next decade. Developers envision a future where infrastructure becomes essential, and the rental market continues to expand due to the accelerated growth of this sector. The approach will be “less but better,” tailored to the concrete needs of different consumer categories, though collaboration with authorities remains a decisive factor for market accessibility.
Panel 2 – The growth engine for the next decade: How do we adapt in a continuously changing real estate market?
Moderated by Victor Constantinescu, Partner at Kinstellar, the debate outlined how different segments are adapting. Retail will continue to grow through curiosity and flexibility, while the office market has already repositioned itself post-pandemic. Romania has solid foundations to become a regional hub, where the focus will be not on square meters but on interconnectivity, energy efficiency, and operational digitalization.
Panel 3 – THE LEGACY: From founders to the leaders of the new generation. Strategic decisions in today’s real estate
Moderated by Ionuț Bonoiu, Founder of Businesspedia.ro and Head of Context & Clarity at Termene.ro, the discussion captured the essence of The LEGACY edition, bringing together founders of top companies as well as representatives from the new generation of entrepreneurs.
The dialogue addressed both the challenges of inheriting family businesses—which speakers noted come with a set of values, goals, and standards—and macroeconomic challenges such as public deficits, political instability, and the lack of a national brand.
The shared vision, however, was clear: leaving a lasting legacy through responsible urban planning, exceptional buildings, and sustainable ecosystems.

Between the panel discussions, the conference featured two special guest presentations that complemented the themes explored on stage:

David Flusberg, former President of One United Properties and Co-Founder and former President of Adama, spoke on “The Future of Artificial Intelligence in Romania’s Real Estate Market.”
Moderated by Ionuț Oprea, Publisher of Romania’s RE Market Pulse Reports and a keen expert on the dynamics of the real estate market, the conference brought together over 200 industry professionals in a vibrant space for dialogue, idea exchange, and high-quality networking. The evening continued with the Excellence Trophy Gala – The LEGACY, honoring companies that, over the past 35 years, have shaped communities, redesigned cities, and aligned Romania with international trends.

The event also featured exclusive moments from companies that chose The Real Estate Event to announce new projects. FIRST, a main partner of this edition, officially launched its real estate listings platform. Opus Land Development and Cosmopolis unveiled a new level in urban development with the official launch of Cosmopolis Evolia. Bellemonde, one of the most acclaimed premium residential projects in northern Bucharest, used the occasion to present its latest project, Bellemonde Privée.
The evening concluded with an exceptional artistic performance by The COLORS.
