The company, founded by the British businessman Robert Neale, has started in June 2012 the construction of the office project Floreasca Park on a 2 ha land, purchaised two years ago from George Becali. Currently the structure of the two buildings was erected and already started the façade installation. Portland bets on the energetic efficiency of the complex in the battle to attract tenants, being the reason for the choosing of the geo-thermal installation, intended to decrease the electrical energy costs with 35% to 50%. „In the beginning this system was not planned, as it increases our costs with approx. EUR 2 mil. We are also focusing on ventilation and natural light. The competition in the area is huge, but we address different tenants. We have an efficiency rate of 5% on space floor, comparing to Sky Tower, with a lower efficiency rate, of approx. 18%. It is difficult for them to furnish the space and they cannot attire tenants in the back-office area for instance, which are looking for operational efficiency.“, has declared for Capital magazine Florin Furdui, country manager Portland Trust. The most important tenant of the project will be Oracle. The software producer has rented approx. 20,000 sqm office, meaning the entire B building, giving up for the premises in Floreasca 169A and Oracle Tower, but keeping the offices in Nusco Tower. The A building has a rentable area of 12,551 sam, and the B building an area of 25,152 sqm. The completion date of the project is set for 4Q 2013. According to furdui, the intersection Barbu Văcărescu-Pipera will be the next „City District“ of Bucharest, even if the local authorities did not planned it and the infrastructure needs a lot of improving for facing the traffic. In the area there are already the office buildings Nusco Tower, Sky Tower, The Lakeview, Oracle Tower and the first project of Skanska in Romania under construction. In October last year, the Romanian Commercial Bank approved a loan of EUR 46 million and lei 39.3 million for Pipera Business Park, the company that develops Floreasca Park. According to the developers, the project in Pipera will need an investment of EUR 70 million. The obtaining of the BREEAM certificate for the building is undergoing being the most important instrument for green building evaluation. (source: capital.ro)
