With a new design concept and strict social distance measures, the company's consultants have prepared a set of measures for tenants and landlords, based on both the Cushman & Wakefield experience in China, which manages the return to work for more than 10,000 companies with almost one million of employees in over 1,000 buildings, as well as the international concept "6 Feet Office", developed by the Dutch team.
The measures include an integrated package of consulting services for the evaluation and improvement of the way of working and include a detailed technical analysis, a study on the needs and expectations of employees and a plan of measures and recommendations on optimizing the workspace.
"Before the onset of the Covid-19 pandemic, almost 400,000 people worked in modern office buildings in Bucharest and big cities, representing about 10% of private employees. For the gradual restart of the business, it is essential that employers provide teams with the security and comfort of a return to the office in an environment as safe as possible so as not to affect their creativity and productivity. As a result, we consider it mandatory to analyze both the spaces and the needs of employees and companies, which have changed significantly in recent weeks”, says Cristi Moga, Head of Research, Cushman & Wakefield Echinox.
Here are the five steps recommended by Cushman & Wakefield Echinox:
1. Carrying out an analysis among the management teams through a survey or a focus group to identify the business needs regarding the spaces necessary for the activity. Applying a personalized online questionnaire for company employees in order to assess the preferences and needs of employees, both in terms of office space and work from home. The results of the two analyzes will be correlated and used to design the need and configuration of office space;
2. Technical analysis of office space and common areas of the building, including proposal of solutions for the owner - analysis of the existing HVAC system, analysis of access roads, definition of potential contamination areas, proposal of solutions for air cleaning, evaluation of office space by identification of areas that can be improved and reduction of contamination risks, protocols for security and sanitary controls;
3. Solutions for optimizing and social distancing of the workspace - translating new ways of working and efficient occupation of an office space by creating a new layout plan, by optimizing employee density, establishing travel routes in the office, proposing partition panels between workstations, work schedule management, visitor policies, including budgeting for the implementation of proposals, etc .;
4. Cleaning and disinfection solutions - guiding maintenance staff to meet current global requirements, reducing the risk of contamination by reducing touchpoints, increasing quality, including the policy of open doors for as few touches as possible, disinfection and office cleaning policy, etc. .
