The rental transaction started in pandemic, even during the state of emergency and sends a positive signal to the office sector and the opportunities currently available.
Public Affairs Solutions rented part of the fourth floor of the ONE Tower office building. The company was assisted in the transaction by CBRE.

The public business company will thus move from Victoriei Square where it has been since the company's establishment in 2007, in the office pole in the Floreasca area, which it is considered the future business center of Bucharest, to be closer to customers, most companies being multinationals, while remaining close to public institutions.

"The relocation of Public Affairs Solutions is a proof of the agility that companies can have, regardless of size and economic context, thus benefiting from the opportunities available in the market. At the same time, it demonstrates the flexibility that some owners offer and the fact that customized solutions can be found both for companies of thousands of square meters and for medium-sized teams", said Anca Păuna, Senior Consultant, Advisory & Transaction, Office, CBRE Romania.

The ONE Tower building will have 16 floors, with a total area of approximately 24,000 square meters and will be delivered in the fourth quarter of 2020. The project is part of the multifunctional complex ONE Floreasca City and is pre-certified LEED v4 Core & Shell Platinum and will obtain WELL certification, being one of the first healthy buildings in Romania, according to the developer ONE United Properties.
"Tenants are increasingly interested in the technical performance of the building, especially in terms of air quality. ONE Tower responds to the most demanding requests due to the technologies used and the LEED Platinum v4 and WELL certifications confirm this fact. In addition, the people in the building will benefit from moments of relaxation or the option to do sports directly in Floreasca Park", says Mihai Păduroiu, CEO of the Office Division within One United Properties.

On the Bucharest market, in the first nine months of the year, a total area of 176,300 sq m of offices was rented, 46% of the total volume being traded in the third quarter of the year, according to CBRE Research data.

In the last five years, the Calea Floreasca-Barbu Văcărescu area has attracted transactions with a total volume of approximately 220,000 sq m, of which the net demand (total demand for transactions such as renegotiations and contract renewals) represented 73%. The average rented area in this area was 1,100 square meters.
