„Currently, Romania is interesting for the investors looking at CEE, especially with regard to A class office projects. We estimate that this interest will emphasize in the next period, especially in the next year, once the financing will be more accessible and the trend is valid both for the existing investors in Romania and the new ones”, Iorgu declared.

The manager of CBRE has mentioned that the company he runs focused on the attraction of new investors, investment funds that did not consider Romania by far, either as in 2008 the market was overloaded either because of the level of rents in 2008-2009.

„Currently though the office market registers a sustainable trend, so the office projects in Romania become as attractive as those in Czech Republic and Poland, with international top companies as tenants”, added  Razvan Iorgu.

In the first part of the year, on the office spaces segment, the prime rent stabilized around EUr 18/sqm/month, though starting with the second term of the year, the level could register a slight growth, especially due to the descendent trend of the un-occupancy rate in the business centre of Bucharest.

„The real estate market had a slight growth in the first half of this year, especially fed by the office segment, where the most intense activity of the market was registered, especially in the first quarter. Following constant growth, the modern office space in Bucharest reached at the end of March 2.28 million sqm, and 48% of the total area to be delivered this year was pre-leased in this period”, Iorgu also said.
