Located in the Pipera district, BOC building is part of Globalworth’s portfolio and is the largest single office building in Bucharest, offering a total leasable area of approximately 57,000 sqm.

The building features expansive floor plates of over 7,500 sqm — the largest in the city — providing exceptional flexibility and efficiency for corporate tenants. Following recent modernization works and a major investment by the owner, the property now provides state-of-the-art infrastructure, including enhanced electrical capacity and critical redundancy systems to support high-demand tenants.

The renovation encompassed both the building’s infrastructure and the reception area, which is being transformed into a more inviting environment with dedicated spaces for work and meetings.

We are thrilled to announce the opening of our new office in Bucharest, a milestone that marks a significant step forward in our growth strategy. This expansion is more than just a new location—it’s a commitment to deepening our connection with both the vibrant local talent and the dynamic customer base in the region. Romania is home to a wealth of skilled professionals, innovative thinkers, and passionate creators. By establishing a presence here, we aim to tap into this incredible pool of talent, fostering collaboration and driving innovation that reflects the unique strengths of the local community. At the same time, this move allows us to be closer to our customers in the region, offering more responsive service, tailored solutions, and a deeper understanding of their needs.” said Christian Fleischhauer, Managing Director of Full Season GmbH.

We are proud that Full Season has chosen Globalworth BOC for its first Bucharest office. Their presence enriches our tenant community and demonstrates how our continuous investments in innovation and sustainability make a real difference for companies seeking a reliable and inspiring workplace. Together, we are building an ecosystem that supports growth, partnership, and collaboration,” said Costin Barbu, Leasing Director of Globalworth Romania.

"This collaboration reflects one the most significant trends which we have recently noticed in the office market, namely a range of more diversified clients, such as companies from the communications sector, including data centers and satellite communications, as well as from defense, construction, and fintech. These companies are looking for modern, representative offices, but they are carefully calibrating the size of the spaces they choose. For us, as a Romanian broker, each collaboration with an important foreign company who chooses us to support their entrance on the market, is a big success. We are happy we managed to identify a space that already had the fit out done, in a well connected area, the perfect match for Media Broadcast Satellite. Also, the chosen building stands out through its exceptional technical infrastructure, providing extensive electrical capacity and essential redundancy systems designed to support tenant’s critical operations", said Andreea Păun, Managing Partner at Griffes.

Globalworth BOC benefits from excellent visibility and convenient access to public transport, with subway, tram, and bus stations in close proximity. Developed between 2006 and 2011, the complex comprises three office buildings, two residential towers, and various on-site facilities. Tenants enjoy direct access to key city destinations such as the nearby shopping center, Victoriei Square, and Henri Coandă International Airport.

The local authorities have announced major urbanism redevelopment in the coming years in the Pipera area, with a total investment of approximately 100 million euro. A significant reconfiguration process will include a new road connecting Pipera Road, Dimitrie Pompeiu Boulevard and Fabrica de Glucoza Street and a Park&Ride facility. Dimitrie Pompeiu Boulevard itself will be enlarged to 4 lanes, 2 for each direction, tram line will be extended and connectivity improved, and bike lanes and sidewalks will be fully renewed.

Approximately 40,000 people work in the Dimitrie Pompeiu area, in office buildings with a total capacity of 450,000 sqm. During this year, the office leasing market in this area has registered approximately 25,000 sqm of transactional activity, out of which new demand of 15,000 sqm. Most of the large players have decided to stay or even grow in the area, while most new occupiers came from areas with no metro accessibility and a desire for an upgrade. Their fields of work are FMCG, communications, constructions, technology, etc.
