Furthermore, the report analyzes the evolution, maturity, and potential of Romania’s flexible office sector — from premium hubs in Bucharest to the emerging ecosystems in Cluj-Napoca, Timișoara, and Iași.

Untapped potential: With flexible spaces representing only around 2% of Bucharest’s total office stock, the market remains open for new operators, investors, and partnerships with property owners.

 

Corporate shifts: Nearly 60% of companies in Romania plan to expand their use of flexible spaces over the next two years to support hybrid work strategies.

 

Regional development: Cluj-Napoca, Timișoara, and Iași are emerging as new innovation hubs, generating demand for creative and design-focused spaces.
