In 2025, aSpace observed a change in the structure of demand, with more and more corporate teams, of 8–15 people, opting to rent two or three private offices within the same building. The trend confirms the orientation of companies towards flexible solutions, adapted to medium and short-term projects.

The company has focused on optimizing the occupancy rate by reducing the vacancy rate and making contractual structures more flexible, the average duration of contracts is 22 months.

“The office market is going through an accelerated maturation phase, in which flexibility and speed of reaction make the difference. Companies are no longer looking for just a space, but for efficient solutions that are easily accessible and adapted to current economic realities. In 2025, we chose to focus on operational consolidation and increasing occupancy, and in 2026 we will move forward by fully digitizing services and developing strategic partnerships to support this model,” said Bogdan Mariniuc, CEO of aSpace.

For 2026, the company aims to accelerate the digitization of services, having already implemented the online reservation and payment system for meeting rooms. In the coming period, aSpace is working on expanding this model to the hot-desk segment, in partnership with Coworkperativa, to facilitate access to its spaces for freelancers and flexible teams.

aSpace currently has flexible office spaces in six of the most active areas in Bucharest and a market share of approximately 9% in the flex office segment in the Capital and offers the best value for money for SMEs and start-ups.

aSpace’s clients are both freelancers and start-ups, as well as local and international companies. They come from various industries, namely IT & software development (33%), consulting (24%), real estate (14%), marketing & communication (12%), retail & e-commerce (10%), other industries (7%).
