40% of the clients who use coworking spaces value the networking and collaboration opportunities offered by these venues.

Companies with headquarters, warehouses, and production lines around Bucharest are increasingly interested in having “satellite offices” in the city center of the capital.

The survey also highlighted the growing interest of firms whose main offices are located on the outskirts of the capital or in Ilfov to rent smaller office spaces downtown. At the same time, 26% of respondents mention difficulties in managing time and resources, including balancing multiple responsibilities and optimizing operations, while 19% face challenges related to business growth and scaling (accelerating sales, expansion, sustainable growth).

For 12% of entrepreneurs, infrastructure and logistics issues (workspaces, equipment, networking) prevail, and 10% are affected by economic uncertainty and political changes.

“Our data confirm that Romanian entrepreneurs are resilient and adaptable, but they face real challenges in growing their businesses. Our role is to provide them not just with a workspace, but with an ecosystem that facilitates growth. Modern entrepreneurs aren’t just looking for an office—they want an environment that accelerates their growth through valuable connections, high-quality infrastructure, and flexibility,” said Bogdan Mariniuc, CEO of aSpace.

At the same time, more and more companies with their main headquarters in Ilfov or at the edge of Bucharest are considering opening secondary offices in central areas, such as Victoriei, for management or sales teams.

“We have had several discussions with firms headquartered on the outskirts of the city or in Ilfov that also want an office in the center. Calea Victoriei, where our newest offices for rent are located, seems to be the best area for such satellite offices. We also have several factories in Ilfov that are relocating their sales or top management offices into our spaces,” added Bogdan Mariniuc.

In the case of aSpace offices, the survey—conducted on a sample of approximately 50 entrepreneurs and companies from various industries (IT, consulting, real estate, marketing, retail)—revealed that 40% of the company’s clients appreciate networking and collaboration opportunities, 29% consider infrastructure and services crucial for productivity, 17% emphasize flexibility and accessibility, and 14% note the impact of a professional atmosphere and community on business development.

aSpace currently holds a 15% market share in Bucharest’s flex office segment, manages six office spaces for rent, and offers the best value-for-money for SMEs and startups. With the opening of its newest workspace at Calea Victoriei 222 in Bucharest this autumn, the company has strengthened its position in the Central Business District of the capital.

aSpace’s clients are generally startups, but also well‑established companies operating for over a decade and coming from various industries: IT & software development (33%), consulting (24%), real estate (14%), marketing & communication (12%), retail & e‑commerce (10%), and other industries (7%).
