AFI Tech Park is a business campus that will offer 56,000 sqm GLA of Class A office park, comprising of two office buildings of GF+8 and one office tower (GF+14). The campus is located near the J.W. Marriott hotel and the Romanian Parliament, between Progresului and Tudor Vladimirescu Blvds.

The first phase of the project will be delivered in Q2 2018 and will offer 20,000 sqm GLA office spaces and 2,000 of retail area (supermarket, restaurant, fitness club and other facilities for the office tenants).  AFI TECH PARK manages to answer the expanding needs of IT&C and multinational companies in Romania by offering a suitable space in terms of technical specifications accompanied by required expansion options. The fact that the Business Park is located in Downtown Bucharest and not in City Outskirts provides the Park the unique advantage sought after by multinational companies in Romania.

AFI Tech Park has received LEED Platinum pre-certification for the use of construction, design and operating techniques and technologies with a minimum impact on the environment. Among the elements certified by LEED are included: the efficient use of LED lightning solutions in order to increase energy efficiency and minimize the “heat island” effect, the use of materials with recycled content and low emissions and the reuse of up to 75% of the construction waste generated on site due to sustainable practices. Moreover, AFI Tech Park features many other facilities that certify it as a “green” project: preferred parking places for cars having low-emissions and accommodation for electric cars, bicycle racks & showers, very good access to public transportation in order to reduce pollution by encouraging people to leave their cars at home, the reuse of rainwater for the irrigation of green areas or even the use of native and adaptive plants which require no potable water, efficient water fixtures, which confirms a reduction of at least 40% of the indoor water from a calculated baseline, etc.

“We are very proud with the outstanding results AFI Tech Park achieved in the green building platinum pre-certification process. This is a recognition of our efforts to support a sustainable development and modern office spaces aimed to be both energy-efficient and environmental friendly and at the same time to respond to the growing and complex needs of the multinationals in Bucharest. Through AFI Tech Park, we aim to bring business closer to the residential areas and we are very confident that this new project will be a valuable investment for the future of the community and the entire office market,” says David Hay, CEO AFI Europe Romania.

Colliers International advised AFI Europe Romania in the AFI Tech Park certification process.

„Working with AFI Europe Romania’s team and experiencing their energy and drive has been inspirational for me. Their continuous growth in terms of sustainability has given me a lot of enthusiasm and determination to advise them to obtain the LEED Platinum Precertification for AFI Tech Park”, says Oana Stamatin, LEED AP BD+C Real Estate Management Services of Colliers International Romania.

AFI Tech Park is following the trend set by AFI Park, the most successful office project developed by AFI Europe Romania, which is already certified as LEED Gold under the LEED for Core & Shell Rating System for Green Buildings, AFI Park 1 being the first building in Romania to receive such a recognition.

LEED (Leadership in Energy & Environmental Design) is one of the most important multidisciplinary buildings classifications that recognizes excellence in sustainable buildings. The construction can obtain different LEED certifications (Platinum, Gold, Silver and Certified), depending on its performances in areas such as energy efficiency, the reduction of water consumption and carbon dioxide emissions, the improvement of indoor air quality and the overall use of resources more efficiently.     (source: AFI Europe)
